Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed
Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Damper Repair: The Westchester County Owner’s Guide
We stock and install Famco-compatible damper repair parts across Westchester County, with most complete damper replacements running between $185 and $420 installed depending on your flue size and access. Most jobs are done in under two hours, and we keep the common Famco sizes on the truck so we’re not running back to the shop mid-job. You usually find out your damper has failed the same way everyone does: the handle spins without catching, smoke rolls back into the room on a windy day, or the damper plate just won’t seat closed all the way no matter how you fiddle with it.
Which Famco Models This Applies To
Famco dampers come in a few distinct series, and the repair path depends on which one you have. The two you’ll most often find in Westchester County homes are the cast-iron throat dampers installed in the late 1980s through early 2000s, and the newer energy-top series that sit at the flue crown on a cable and spring. Throat dampers have a Z-shaped handle rod and a ratchet or pawl assembly. Energy-tops use a stainless cable that runs down the flue to a wall-mount pull handle. The most common compatibility gotcha we run into: a Famco energy-top cable is not interchangeable with a Lyemance or Lock-Top cable, even though they look nearly identical from five feet away. If you’re matching parts yourself, measure the damper blade length and the cable housing diameter before you order anything. As for OEM versus aftermarket, we use Famco factory parts when they’re still available for the series, but for older cast-iron throat dampers we’ve had better luck with a couple of US-made aftermarket equivalents that hold their finish longer in salty Hudson Valley winters.
Signs Your Famco Damper Repair Is Failing
- The handle spins freely with no resistance. That’s the pawl or gear teeth stripped inside the cast housing. It feels like turning a spoon in soup, and it means the damper blade has likely dropped or stuck partway open.
- Smoke comes back into the room when the fireplace is lit. If the damper is stuck partly closed, flue gases can’t clear fast enough. Wind gusts make it worse because you’re already working with a restricted draft.
- The damper won’t close fully in the off-season. You’ll notice a draft out of the fireplace in winter, or heat from the house getting sucked up the flue in summer. A warped blade or binding hinge is the usual culprit.
- Rusted or snapped cable on an energy-top damper. We see this after ten-plus years, especially on chimneys with uncapped flues. Rain runs down the cable, sits in the spring housing, and eventually rusts through the spring or snaps the cable at the crimp.
- Loud squealing or grinding when you operate the damper. That’s metal on metal where the grease has burned off or the blade shifted out of alignment. Ignoring it usually means replacing more parts later.
Replacement Cost & What’s Included
We quote Famco damper repair as one flat price before any work starts, and that number covers the part, the labor, and the cleanup. Throat damper replacements in Westchester County typically land between $185 and $275. Energy-top cable and spring replacements run $245 to $360, and a full energy-top swap with a new cap mount sits between $340 and $420. What moves the number: whether we’re working from the firebox or the roof, how rusted the old fasteners are, and whether the flue size requires a less common damper plate. Every Famco repair we do carries the same 90-Day Done Right Promise in writing as any other job at Top Hat Chimney. If it isn’t right, one call brings Wendell and his crew back, no charge. You’ll also get our standing $40 off any repair over $200.
DIY or Call Us?
There are a few things you can check safely. Take a flashlight and look up at the damper with the fireplace cold. You can see whether the blade is rusted through, whether the handle gear teeth are stripped, or whether a cable has snapped at the housing. What you shouldn’t do is crawl onto a roof to swap an energy-top damper, especially in a Westchester County January. Steep roofs, frozen shingles, and a tool in each hand is how people end up in the emergency room. The throat damper jobs are less dangerous but genuinely frustrating: old cast iron bolts snap, the Z-handle pin shears, and a homeowner with a drill and a good intention can turn a two-hour job into a two-weekend project. If you want to check a few things and send us photos before deciding, we’re happy to look. Call (914) 537-6479 and ask for Wendell. If it doesn’t need doing, he’ll tell you that too.
FAQs
A Famco throat damper in a Westchester County chimney typically lasts 15 to 25 years, but the energy-top series often fails sooner, around 8 to 12 years, because the cable and spring sit exposed to rain and freeze-thaw cycles at the flue crown. Chimneys near the Hudson River or up in the northern part of the county see faster rust due to more moisture. We see some energy-top cables snapped at year six and some throat dampers still functioning fine at 40. Your mileage depends on whether the flue has a cap and how often the fireplace is used. Call (914) 537-6479 if you want us to take a look and give you an honest read on it.
Sometimes, yes. If the issue is a bent handle, a worn pawl spring, or a slightly misaligned blade, we can often rebuild the existing assembly for less than a full replacement would cost. But when the cast-iron blade is warped or rusted through, or the energy-top spring housing is corroded, replacement is the only repair that actually holds. We’ll show you the damage, either in person or on camera, and we won’t recommend a new damper if the old one can be fixed. That’s the whole point of having a sweep who puts his name on the work. Call (914) 537-6479 and we’ll tell you straight.
A standard throat damper replacement usually takes between one and two hours from setup to cleanup. An energy-top cable and spring swap runs about the same, assuming the roof access is straightforward. A full energy-top replacement with rusted fasteners can stretch to three hours. We give you a real arrival window and call if anything slips, so you’re not waiting around half a day. Call (914) 537-6479 for a scheduled time that works for you.
Yes. We keep the common Famco throat damper sizes, replacement cables, pawl springs, and energy-top cap mounts stocked on the truck, so most repairs are done in a single visit. For odd flue sizes or an older series that’s been discontinued, we’ll order the exact factory part and come back when it arrives, usually within a few days. We work with Famco directly as an independent service provider, and we also keep parts from DuraFlex, HeatShield, and Gelco on hand for liner and component work. Call (914) 537-6479 and we’ll tell you before we roll whether it’s a same-trip job.
