Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed
Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Chimney Cap & Crown in Westchester County: What to Know First
We install, replace, and repair Famco chimney caps and crowns across Westchester County, and most jobs are done in a single visit. The honest price talk: a Famco cap replacement here usually runs $275 to $650 depending on flue size and roof access, while crown work starts around $400 and goes up if we’re rebuilding rather than coating. We’re an independent Famco service provider, not a factory arm, so we’ll tell you plainly when a part can be saved and when it can’t. This page is for homeowners in towns like Katonah, Yorktown Heights, Mount Kisco, and Croton-on-Hudson who already own a Famco cap or crown and need straight answers. If you want a price over the phone, call (914) 537-6479 and Wendell or one of his crew will pick up.
How Famco Products Fail - and How We Fix Them
- Famco’s standard galvanized caps lose their seams first. On older Famco galvanized chimney caps on the multi-flue and single-flue models we see all over northern Westchester, the rolled seams at the corners are where rust starts. Ten or twelve winters of snow sitting on the cap edge and the seam lets go. The fix is usually a full cap replacement rather than a patch, because once water gets inside the seam, the rest of the cap follows within a season or two.
- The screen mesh on Famco caps clogs faster than people expect in wooded areas. Homes near the Teatown Lake Reservation and the Rockefeller State Park Preserve have leaves, pine needles, and the occasional acorn dropping onto the cap from overhanging branches. The mesh on Famco’s 14-inch and 16-inch caps is fine enough to catch that debris, which blocks draft and sends smoke back into the room. We pull the cap, clean the mesh, and check the crown underneath while we’re up there.
- Crown spalling on older stone-and-brick homes exposes the flue tile edges. In a lot of pre-1960 homes in Croton, Ossining, and Peekskill, the original crown was poured thin or mixed too wet. Once that crown starts spalling, the rain lands directly on the top flue tile, and the Famco cap mounted to it will eventually loosen or tip. We rebuild the crown with a proper slope and an expansion joint, then remount the Famco cap on fresh masonry anchors.
- Famco multi-flue caps can transfer heat expansion stress to the crown. The larger Famco multi-flue caps, especially when they’re sized tight across two or three flues, expand and contract with the heat cycles. If the crown was poured with no isolation from the flue tiles, that movement cracks the crown along the flue lines. We see it on mid-century Colonials in White Plains and Scarsdale. The fix is resetting the cap with a properly sized base and re-coating the crown with a flexible sealant.
- Paint-grade steel crowns flake when the original coating is scratched during installation. We’ve pulled Famco caps off chimneys in Somers and Bedford Hills where the crown had been touched up with hardware-store spray paint in the past. That stuff doesn’t hold. The bare steel underneath rusts and the rust travels under the edges of the cap itself. We strip, prime, and recoat crowns with a two-part system meant for exterior steel, and we tape off the cap base while we do it.
Our Famco Chimney Cap & Crown Process
- 1
You call and describe what you’re seeing. Rust streaks down the brick, a cap that’s shifted, water in the firebox when it rains, or a draft smell coming down the flue. We’ll ask a few questions and give you a ballpark range on the phone.
- 2
We show up and look at the whole chimney, not just the cap. Wendell or one of his crew gets on the roof, checks the cap, the crown, the flue tiles, and the chimney structure. If there’s a camera inspection needed, we run it. You see the footage before any work is recommended.
- 3
We give you a written price before anything comes off the truck. That includes the exact cap or crown material, whether it’s an OEM Famco part or a quality aftermarket equivalent, and the labor. No add-ons after the fact. The number we hand you is the number on the invoice.
- 4
We do the work. Cap replacement is usually under an hour once we’re set up. Crown repair or recoating takes longer because the surface has to be prepped and the coating needs to cure. Bigger rebuilds are scheduled for a clear weather window.
- 5
We test it and show you the result. Draft check, water test if relevant, and photos of the finished job before we leave. You’re not waiting on a report.
- 6
The 90-Day Done Right Promise applies, in writing. If anything’s not right within 90 days, one call brings us back at no charge. That’s been the rule since 1999.
What Famco Chimney Cap & Crown Costs in Westchester County
Here’s what we’re quoting on Famco work right now, based on the homes we see in Westchester County:
- Famco single-flue cap replacement: $275 to $425 installed, depending on cap size and roof access. Steep pitches in Croton and Cortlandt add ladder setup time.
- Famco multi-flue cap replacement: $450 to $750 installed, sized to your flue configuration. Custom-cut caps run higher.
- Crown coating (sound crown, minor cracks): $400 to $600, including surface prep and a flexible waterproof membrane.
- Crown rebuild (spalled or failed crown): $800 to $1,400, depending on chimney size, flue count, and whether we’re forming a new pour or repairing a large section.
- Cap + crown together: Most common job we do is $650 to $1,100 as a package. It’s usually cheaper to do both in one trip than to come back in a year when the crown fails under the new cap.
What moves the price: roof accessibility, flue tile condition, whether the existing crown is salvageable, and whether you need a custom cap fabricated. We give you the price before work starts, every time. Call (914) 537-6479 for an exact quote. The estimate is free, and there’s no trip charge inside the county.
Why Westchester County Homeowners Call Top Hat Chimney for Famco Work
We’ve been working chimneys in Westchester County since 1999. Wendell Pike started Top Hat Chimney, and he still answers the phone half the time. When you call about a Famco cap that’s rusting out or a crown that’s cracked, you’re talking to someone who has actually been on the rooftops in your town, not a call center reading a script. We work with Famco products alongside DuraFlex, HeatShield, and Gelco, so if the problem is bigger than a cap and crown, we can handle the liner or the rebuild rather than handing you off to a third crew. Every job comes with the 90-Day Done Right Promise in writing. If it’s not done right, we come back. That’s not a marketing line; it’s been the deal since day one. And we give a free second opinion on any written estimate you’ve gotten from another company, so you can see what’s actually needed before you spend anything.
FAQs
Famco’s manufacturer warranty covers defects in the cap itself, and using an independent installer like us does not void it. The warranty is on the part, not the labor. We’ll hand you the original Famco part number and documentation so you can file a claim if a defect shows up. If a cap fails because of installation error on our end, that’s on us, and the 90-Day Done Right Promise covers the rework.
We stock and order OEM Famco caps through our supply houses, and we can usually have a specific Famco model on hand within a few days if we don’t already carry it on the truck. For some older Famco models that have been discontinued, we use quality aftermarket caps sized to the same spec. We’ll tell you which one we’re using and why before we order anything.
In most cases, we can get it done within a week of your call, and a standard single-flue cap replacement is usually a one-trip job that takes about an hour on-site. If you need a custom multi-flue cap fabricated, that adds a few days for the shop work. Call (914) 537-6479 and we’ll give you a real arrival window, not “sometime between noon and Friday.”
If the crown has hairline cracks and the surface is still sound, a coating will buy you five to seven years before you need to look at it again. If it’s spalled and the edges are crumbling, a coating won’t hold, and you’ll be paying twice. We’ll show you the crown up close, the camera footage, and our recommendation. If it doesn’t need rebuilding, we won’t recommend it just to run the invoice up. That’s the whole point of being in business for 29 years in the same county.
Water gets inside the flue and the chimney chase. You’ll see rust streaks on the brick, a damp smell in the firebox, and eventually spalling brick faces and damaged flue tiles. A crown that’s let go at the edges is the number one cause of chimney rebuilds we see in Westchester County. The cap and crown are the two cheapest things on a chimney to fix, and the two most expensive to ignore. Call us and we’ll tell you where yours stands. Free estimate, no pressure.
If you own a Famco cap or crown and it’s looking rough, call (914) 537-6479. We’ll give you a straight answer, a real price, and a time that works. If it doesn’t need doing, we’ll tell you that too.
